Dear Residents/Owners

We have been instructed by the Trustees of the Homeowners Association to update you on the following:

1. Thorburn Security

Following Thorburn Security’s appointment by the Board of Trustees, the new and much needed security service service was implemented on the 15 July 2006. On behalf of the Trustees we thank you for your patience and hope that you will give the Thorburn Security team their full support as they settle in.

2. Graham Holland

The Trustees made a decision that Graham Holland, the designated Architectural Designer for the Estates, will be signing off the HOA Completion Certificates from the 1st June 2006. This process has been implemented due to the highly detailed knowledge of the Design Guidelines required when signing off the Completion Certificate. The cost for this service will be R500.000 payable directly to Graham Holland on completion of the process.

3. Appointment of Estate Manager

The Trustees were proud to appoint Mr Ben Lutumba as the Estate Manager from the 1st June 2006. Ben was a Senior Security Officer with Armageddon, based at Big Bay Estate since early 2005, and has developed a sound knowledge of the Estate during this time. Ben is responsible for the day to day running of the Estate and is based in the Sandown 1 Gatehouse. Please contact Ben on (021)554 0865 or 083 752 7656 should you need his assistance.

4. Building Period:

The Trustees take this opportunity to remind you that in terms of the Architectural Guidelines and Constitutions of both the Estate and the Master Property Owners Association, construction of all homes must be complete within 3 years of the first transfer (i.e. transfer from the City of Cape Town to the first purchaser).

The penalty levy is 4 times the current levy to the Big Bay HOA, and the normal monthly levy still remains applicable.

Please contact the HOA or email cape.classic@mweb.co.za, should you require confirmation of the original date of registration from the City of Cape Town.

5. Plant Species:

We remind all Property Owners that the Estate is environmentally sensitive and only indigenous plants species are allowed for landscaping. Attached please find Annexure A : Plant List to indicate the type of plants allowed in the Estate. Please note that kikuyu grass is an alien species and is not allowed to be planted in the Estate.

6. Outstanding levies

We hereby request all owners to please settle any outstanding levies or penalties on their accounts. Please note that interest is charged automatically on overdue accounts. The bank details for deposits are:
